Better communication about the Pmi risk I think when the appraisal didn’t meet the purchase price a warning in advance how that might impact how to retain the 20 percent ratio would be helpful. In fairness Ryan was able to pull off the loan very quickly and we appreciated that however the rate seemed above market rate
